Most property owners or residents know that if they discover bedbugs in their home, they should report it to HPD or call 311. But, what most don’t know is that even if there are no bedbugs present in the home, property owners are still required to submit a bedbug report annually.
Local Law 69 requires multiple dwelling property owners to complete a bedbug report every year. Property owners must provide detailed registration information and distribute these forms to each tenant of the building upon lease renewal or commencement. Being that this law is fairly new, many property owners are unknowingly failing to comply and therefore in violation with code 1507. This can build up hefty fines. By completing the annual bedbug report, the city can send the property owner a certificate stating that the building is free of bedbugs.
While it can be bothersome, completing the annual bedbug report is very beneficial to property owners. Firstly, it keeps the property clear of annual bedbug report violations, but it also helps the property owner in the case that a new tenant brings bedbugs to the building and attempts to fault the property owner. As the building was previously cleared with HPD and certified to be bedbug free, the tenant would be responsible for the infestation rather than the property owner.
