Local Law 31 is requiring property owners to get their properties XRF tested for lead paint before August 2025. If proper testing and remediation is not done, costly penalties will be imposed. It is recommended for all property owners to get an XRF Inspection conducted by professionals licensed in XRF testing and lead abatement. However, some may feel hesitant to begin this testing/remediation process because they are unsure about what to expect. So, let us break it down for you:

You may be in one of the following situations: you may have HPD violations, be required to get your property XRF tested via Local Law 31, have a department of health order or you may simply want to get your home tested for lead paint to ensure the safety of you and your family. Your first step is to call Lead and Mold Detectives at (516)407-1111 or to email us at LeadandMold@gmail.com From here, you can trust that everything will be handled by us diligently.

The first part of the process is to make an appointment. We will send you a proposal, providing details on pricing and packages. We provide some of the best prices in the area, and will do our best to beat or match any other offers. After the proposal is accepted, our inspectors will begin the XRF testing process in your property.

Our process of XRF testing is non-destructive, and will not damage any parts of your home. Additionally, the results are obtained and analyzed quickly. To begin, our inspectors will take a sketch of your home or apartment so that any areas that test positive for lead can be quickly identified in the future. Testing will start with the front door, its left and right casings, its header, and its left and right jambs. Each room will have its door, door frame components, floor, ceiling, walls, baseboards, windows (frames, casings, header, sill, and well), radiator/pipe, and cabinets XRF tested. By the end of the inspection, all painted surfaces will be tested. After testing, results will be analyzed. Any lead concentration over 0.5µg/cm² is considered a positive result. If there are no positive results, we offer a Lead Exemption Package, which exempts you from record keeping, turnover testing, and prevents the HPD from issuing new violations concerning lead. Record keeping and turnover testing can be a lot to keep up with, and if not done in compliance with HPD’s laws, hefty fines and violations can be imposed upon you. Our Lead Exemption Package allows you to skip out on the paperwork that would otherwise be required of you by affirming that your apartment is lead-free. This exemption gets granted by the HPD after one of our EPA certified inspectors submits an affidavit for your property.

In the case that there are positive results, we move on to the abatement process. We use the previously completed sketch of your apartment to highlight areas that have tested positive, ensuring we do not damage areas of your home that did not need to be removed or replaced. Our team of Lead Abatement Contractors will remove and replace any lead-positive areas quickly and ethically. The images below show the process of removing and replacing a lead-positive window frame. They show the process before, during, and after our lead abatement team completes their job. The process is quick, clean, and leaves your home lead-free and aesthetically pleasing.

In addition to identification and abatement of lead-positive surfaces, we also offer lead water sampling and lead home cleaning. The lead water sampling ensures that no water sources have been contaminated with lead, and the lead home cleaning service ensures your family is not exposed to lead dust after construction. Both of these services promote your family’s safety and help reduce the possibility of lead poisoning, especially in children.

Lead testing and abatement is nothing to be afraid of, and we hope this article has given you a better understanding of the process that takes place when you hire a professional consultation.
